PORTFOLIO GENERAL MANAGEMENT (PGM) is a term we use to describe the services we provide to owners of multiple income producing real estate.  PGM is property management on steroids.  Not only do we manage every aspect of the day-to-day functions of your real estate, we continually analyze the portfolio as if it were our own.

 

These portfolio services include:

FINANCIAL MANAGEMENT

1st Patriot is capable of managing all aspect of accounting using Generally Accepted Accounting Principles.  This includes all accounts receivable - rent collections (including setting stringent rent collection policies); accounts payable - paying all bills; general ledger - producing timely and accurate financial statements, cash-flow analysis, budgets and proformas, etc.

 

OWNER REPRESENTATION & LEASE NEGOTIATIONS

In the areas of tenant retention, tenant search and investigation and tenant placement and mix, all of which ultimately end up with lease negotiations, 1st Patriot will once again act impeccably as if we owned the portfolio representing our clients every step of the way.

 

Portfolio General Management includes meticulously analyzing the following:

DEBT POSITIONS

Should one or more of the properties in the portfolio be refinanced?  As owners of a mortgage brokerage company, we are constantly on top of current trends concerning rates and terms.  Our monthly financial statement owner package includes debt information on every property as a constant reminder of a potential beneficial change.  One percent difference on a million dollar loan will put over $7,000 in our owner’s pocket each and every year.  We figure that’s a very nice vacation in Key West every year.

 

OWNERSHIP STRUCTURE
